Do you only work with ultra-high-value properties?
Not by rule — by result. Our average transaction in 2023 was £7.1M, but that's a reflection of the areas we work in and the clients who find us, not a minimum we enforce at the door. What we do enforce is quality. A well-positioned £1.8M property in Marylebone will get the same attention here as a £6M house in Kensington. What won't work is a property that isn't ready — regardless of the price.
How is Aurum different from a larger agency?
Larger agencies have more listings, more staff, more offices, and more properties competing for the same buyer's attention at the same time. We have four people and a short list. Your property doesn't share a catalogue page with forty others. It gets its own introduction, its own positioning, its own moment. That's not something you can replicate at scale — and most large agencies have stopped trying.
Why do you take on so few properties at once?
Because attention is finite. Every property we take on gets the full weight of what we know — the market, the buyer pool, the timing, the positioning. If we doubled our listings tomorrow, something would have to give. We've decided it won't be the quality. That decision costs us revenue in the short term. We think it's the right one.
How long does it take to sell with Aurum?
Our average in 2023 was eleven days from listing to exchange. But that number is only possible because of what happens before listing — the preparation, the pricing, the brief we build for the right buyer. Properties that arrive underprepared take longer everywhere. We'd rather spend three weeks getting it right than three months wondering why it isn't moving.
What does the valuation process look like?
One conversation. James or a senior member of the team visits the property, spends time in it — not twenty minutes with a clipboard — and comes back with an honest number and a clear explanation of how we got there. No algorithm, no automated estimate, no number inflated to win your instruction. If we think the timing isn't right to sell, we'll say that too. The valuation is free either way.
Do you work with buyers as well as sellers?
Yes — and differently than most. Buyers who come to Aurum don't get access to a search portal. They get a conversation first. We build a brief around what they actually want — not just bedrooms and postcodes, but how they live, what they've ruled out, what they haven't admitted they want yet. From there we send a shortlist. Usually three properties. If none are right, we go again. Most clients find what they're looking for within two rounds. Some take longer. We don't rush either.
